ONGOING AND NEW PROJECTS 2010/11



SHINGLES
We had new siding and shingles applied to all units in Nov. 2005.
Since then, especially in warmer weather, we have had many shingles fall off.
Since the company that did the original work "went out of business" (typical)
we have had a problem getting them replaced, and often at an outrageous fee.

Fortunately, one of the Board Members, Bill Waller is a professional Roofer and Handyman.
He and his crew do good work at significant discounts to us.
He is happy to replace shingles for us, as well as any roofing or gutter repairs we might need.
If you find any shingles that have fallen off of your building, save them (we need to reuse them as we can no longer find matching ones) and notify us by phone or on the message board.

GUTTERS
We are do get reports of gutters leaking (installed new in Feb 2004)and we will get them fixed asap. Just let us know by the same methods mentioned above. Leaky gutters can lead to roof leaks, etc. Trouble we need to "nip in the bud" whenever possible.


PARKING LOT
The parking was full of potholes which we are attempting to patch before winter sets in.
We had hoped to replace the whole parking lot and get new parking blocks (or at least paint the old ones) but finances are too tight to do so at present.


PORCHES AND SIDEWALKS
In the past few years we were able to replace some badly damaged sidewalks and front porches.
The work went smoothly and folks were pleased, except for a few minor complaints.
Since those repairs we have discovered those repairs are degrading.
Bill Waller explains that the contractor did not seal the porches properly
and the winter ice melt took a toll also.
We plan to replace/repair more when finances free up, but we have more pressing problems. (see below)


ROOFS
In 2009 the board managed to get roofs repaired in buildings 2,4 and 5. These leaks were serious and needed immediate attention. The problems were addressed and fixed very fast,saving us from having worse problems later on. It is important to state that all roofs in all buildings are in very poor shape. The flatness of the roof and inadequate repairs in the past, makes our roofs "ticking time bombs".

Before we can tackle the roof, parking lot and porch projects, the past dues that are in arrears must be collected.
Most of the folks in arrears have agreed to catch up and are doing a good job.
We also know that some of our neighbors have fallen on hard times. The Board understands the economy is hard on all of us and we are happy to discuss options.
